What is DSCR?

DSCR (Debt Service Coverage Ratio) measures whether a rental property generates enough income to cover its mortgage payment and expenses. The formula is:

DSCR = Net Operating Income ÷ Total Debt Service

Example: If your property generates $2,500/month in rental income with $500 in expenses and a $1,600 mortgage payment, your DSCR is 1.25 — meaning the property generates 25% more income than needed to cover the debt.

DSCR Qualification Guidelines

DSCR ≥ 1.25: Strong cash flow — most lenders' preferred minimum
DSCR 1.0–1.24: Break-even to positive — many lenders accept
DSCR 0.75–0.99: Negative cash flow — limited lender options
DSCR < 0.75: Significant negative cash flow — typically doesn't qualify
